The problem
Every week, city councils and county commissions hold public hearings where rezoning votes, variance approvals, and development decisions are made. These decisions move property values, development timelines, and what a parcel is worth.
Almost nobody watches. A single county can produce 20+ hours of hearing recordings a month, and across a portfolio that runs to hundreds of hours, most of it irrelevant to any one deal. So people learn the outcome late, or they learn it wrong: they read the staff recommendation and assume it was the vote.
The information is public. The problem is that the decision sits buried in a recording, with the vote, the conditions, and the flip never written down where you can act on them.
