Frontage and driveway easement variances for Gillespie back-lot subdivision

Deferred.

Robert Gillespie, represented by surveyor John Newman of New Hampshire Land Consultants, requested five variances (Art. 2 Sec. C.2.B frontage of about 151 and 33 feet; C.2.C.2 one driveway with an easement; C.2.C.1 common boundary driveway; Art. 4 Sec. T.3.B and T.3.C back-lot frontage and access by easement instead of fee simple). The request would split a 7.85-acre lot (185.49 ft frontage, RA zone, tax map 39 lot 6) into a 2.43-acre lot with 151.61 ft of frontage and a 5.42-acre back lot with 33.88 ft of frontage. The back lot would be reached by a shared existing driveway with a wetland crossing of less than 50 feet, and a roughly 1,700 sq ft single-family house is planned. The code enforcer said denials 1 and 5 are redundant. Abutter Chris Martin opposed and Christine Talb was neutral. The applicant chose to proceed with four members present, and the board voted to continue to November 17 to hear from the Conservation Commission and the wetland scientist.
