R-40Rural Residential District
Provides for conventional single-family neighborhoods in the more rural parts of the city on lots of one or more acres, with new subdivisions designed as open space developments and agriculture promoted.
R-20Low-Density Residential District
Provides for conventional single-family neighborhoods on lots of not less than 20,000 square feet; parcels of at least 15 acres may be developed as open space subdivisions.
R-12Medium-Density Residential District
Provides for conventional single-family neighborhoods on lots of not less than 12,000 square feet, almost all served by municipal sewer and water; parcels of at least five acres may be developed as open space subdivisions.
RM-SUSuburban Density Multi-Residential District
Allows moderate-density housing types including single-family, two-family, three- to four-family, and multifamily dwellings in suburban neighborhoods along major roadways outside the city center.
RM-UUrban Density Multi-Residential District
Allows moderate to high density single-family, two-family, and three- to four-family dwellings in urban neighborhoods close to downtown, many containing historic homes built close to the sidewalk.
HRHeritage Residential District
Covers the primarily residential neighborhoods around Silver Street and requires new construction, replacement construction, and additions to remain compatible with the existing Victorian and Colonial architecture.
CCommercial District
Provides for automobile-oriented commercial development along major highways outside downtown on lots of at least 20,000 square feet, including retail, personal services, restaurants, auto sales, hotels, offices, banks, and theaters.
CMCommercial Manufacturing District
Provides for manufacturing, assembly, fabrication, packaging, distribution, storage, warehousing, wholesaling, and shipping on lots of at least 20,000 square feet, plus business uses such as hotels, restaurants, car sales, offices, and personal services.
ITInnovative Technology District
Provides for manufacturing, assembly, laboratory, testing, warehousing, wholesaling, publishing, and shipping uses in the newer business parks along major collector roads, with a two-acre minimum lot size.
GGateway District
Marks the transition from less developed areas into the urban core along corridors such as Central Avenue, Broadway, and Portland Avenue, dominated by commercial activity with residential frequently located above ground-floor commercial.
HHospital District
Provides for hospitals and associated medical offices, other health care services, and housing for older persons, along with single- and two-family homes and uses such as offices, banks, and schools.
LBWLittle Bay Waterfront District
Provides for mixed residential and commercial use on waterfront parcels along Little Bay, specifically permitting marinas and other water-related uses; three- and four-family dwellings are allowed only within a mixed-use building.
OOffice District
Provides for a mixture of residential and office uses along higher-volume streets at about eight dwelling units per acre, with up to four dwelling units per structure and residential restricted to the second floor or higher in new buildings.
CBDCentral Business District
Applies a form-based code to downtown that emphasizes building form and placement over use, with shopfronts, sidewalk cafes, and street-level commercial below upper-story residences and offices.
CWDCochecho Waterfront District
Provides for mixed residential and commercial development on the downtown Cochecho River waterfront at 43 dwelling units per acre with no minimum lot size, frontage, or setback, and permits marinas and other water-related uses.
