Forgent Power expansion: rezoning, plat, site plan, CUP, variance, final plat and DA
Rezoning of two eastern parcels from A-1 Agriculture to I-1 Light Industrial (Ordinance 2612), plus a preliminary plat, site plan, CUP for a building over 300,000 sq ft, and a variance for a 45-foot south front setback where 57 ft 8 in is required (Resolution 5126). Resolution 5226 approved the final plat and development agreement. The project is a 352,000 sq ft manufacturing/warehouse building for Forgent Power's headquarters expansion. Hempel Real Estate is the developer and Forgent will sign a 12-year lease. E-houses, about 25,000-30,000 lbs each, will cross Dayton Parkway by mobile crane. The Planning Commission recommended approval 3-2; the two dissenters objected only to the variance. Approval is contingent on Met Council review of the comp plan amendment (business park/commercial to industrial) approved August 13. The council approved 4-0.
- contingent on Met Council completing review of comprehensive plan amendment
- right-of-way obstruction permit approved by city engineer for crane crossing of Dayton Parkway, with exact hours set by staff
- maximum two crossings per day, prohibited during peak travel periods
- applicant installs and maintains HAWK crossing system under encroachment agreement
- access and maintenance agreement for driveway crossing Outlot A
- Outlot A deeded to city for stormwater and park use
- dedicate right-of-way for 117th and dedicate/construct 114th Avenue with sidewalk
- wetland mitigation plan
- park dedication credit for Diamond Lake Regional Trail construction on Dayton Parkway
- native landscaping in Outlot A if trail infeasible
