Requires comprehensive plan amendment to re-guide from mobile home to industrial, zoning map amendment (currently zoned mobile home district since 2021), preliminary final plat, and site plan review. Applicant proposed 120-foot setback (vs 30-foot minimum), a 10-foot landscaped berm with evergreens, a sound-mitigating fence up to 12 feet, elimination of future trailer parking stalls, and 9-to-5 operation. Straw-poll direction: Mayor Fischer, Councilmember Solanek, and Councilmember Meese leaned yes after concessions; Councilmember Henderson opposed; Councilmember Van Asten on the fence (55% no).
