Black Mountain Data Center PD 1420 amendment and site plan
The request amends PD 1420 on 187 acres along Lon Stevenson Road, adjacent to Anglin Drive and Forest Hill Drive. It adds an electrical substation use, raises the maximum building height from 55 to 70 feet, and increases the setback from single-family residential from 80 to 150 feet. Council Member Crane amended the motion on the floor to set the setback at 300 feet, consistent with the site plan. Parking is reduced to one space per four employees. The site plan shows four buildings with just over 1 million sq ft of ground footprint and over 2 million sq ft total, reduced from an earlier concept of 18 buildings and over 3 million sq ft. The prior zoning cases were ZC 24-153 and ZC 25-132. The developer and operator is EdgeConneX; Rhett Bennett of Black Mountain is the principal. The Zoning Commission unanimously approved the case on April 8. Many speakers asked the council to table the item pending the Data Center and Infrastructure Commission. The motion carried; speakers later indicated Council Members Flores and Martinez voted no.
