Powerhouse Arts District Redevelopment Plan amendments (Block 13002 transition bonus)

The board recommended that City Council adopt Council-requested amendments to the Powerhouse Arts District Redevelopment Plan for the Block 13002 transition bonus. The amendments create a tiered bonus: 15% to less than 20% affordable earns 15:1 FAR and 21 stories/225 ft; 20% or more affordable earns 21:1 FAR and 28 stories/290 ft. They also add a 5-ft step back along Morgan Street at the 9th story, a 10-ft step back at the 21st/28th story, an RFP requirement for a 501(c) arts space operator, and coverage changes. A resident (Catherine Moore) asked for a 10-ft setback. Charles Harrington of Connell Foley spoke for the applicant. Samuel Pott of Nimbus Arts Center supported the plan. Vote was unanimous.
