Site plan amendment for Main Mill / Maine Museum at 1 Beach Street

Amendment to the development approval (originally approved July 22, 2024) for the Maine Museum of Innovation, Learning and Labor (Main Mill) for refurbishment of an existing 8,167 sq ft building and construction of a 3,153 sq ft addition on a 1.89-acre parcel at 1 Beach Street. Changes: retaining an existing parking lot (a VRAP-capped site) rather than covering with lawn, declining street tree/plantings along Beach Street (a waiver was previously granted in 2004), relocating artwork pedestals and stone steps. Impervious surface increases to approx 56,800 sq ft (vs 46,174 approved 2024) but remains under the lot maximum. Approved 7-0.

  • Prior to issuance of a certificate of occupancy, a professional engineer must provide a stamped statement indicating all stormwater and site improvements have been completed in accordance with the approved plans, and a note placed on the site plan stating this condition
