Key Decisions (6)
Category 3 Development Plan - 369,800 SF Warehouse at 6065 Gill Lane
Approved category three development plan for Tire Development Group/Land Real Estate to construct a 369,800 square foot warehouse, 50 feet tall, with 256 parking spaces on EZ-1 zoned land in suburban workplace form district. Primary access via 60-foot easement to Gill Lane, secondary emergency access to Tower Road. Army Corps of Engineers granted jurisdictional determination with no environmental issues.
Waiver for Changing Image Sign at 10000 Shelbyville Road
Approved waiver of LDC section 8.2.1.d.6 to allow a changing image sign closer than 300 feet to residentially used property. Sign will have automatic dimming feature reducing to approximately 10% brightness at night. Property is in OR-3 zoning district, suburban marketplace corridor form district, approximately 1.9 acres.
Revised General District Development Plan - Hirschhorn Parkway Area
Approved revised general district development plan for 26 DDP 0001 removing binding element note #15 requiring cross-access agreement between Lot 3 and Lot 2 if Lot 2 developed commercially. Site is PEC and C-1 zoned, approximately 37 acres across five lots in suburban workplace form district. Cross-access deemed unnecessary due to existing connections via Kyle Ridgeway and UA Local 502 property.
Landscape Buffer Waiver - Hirschhorn Parkway Warehouse
Approved waiver of LDC section 5.5.4.B.1 to reduce 50-foot landscape buffer to 35 feet along eastern property line adjacent to approved Willow Green townhomes. Reduction accommodates truck circulation drive lane; all required screening and plantings will still be provided including 6-foot screen and required trees.
Detailed District Development Plan - 150,000 SF Warehouse at Hirschhorn Parkway
Approved detailed district development plan for 26 DDP 0001 to construct 150,000 square foot warehouse building with office space on approximately 13.5 acres in PEC zoning, suburban workplace form district. Access from Hirschhorn Parkway with full entrance including extended left turn lane. Adjacent to approved Willow Green townhomes and UA Local 502 trade school.
Revised Detailed Development Plan - 11,900 SF Office Warehouse on Technology Drive
Recommended approval to City of Jeffersontown for revised detailed district development plan with binding elements for 11,900 square foot office warehouse with associated parking on approximately 1.1 acres in PEC zoning, suburban workplace form district. Building will have roll-up drive-in doors (no dock height), designed for small contractors with warehouse and office space. Owner also owns adjacent property at 2660 Technology Drive.
