Commercial Demand
District counsel noted that expected retail development at Centerra was delayed due to the 2008 recession, pandemic, and shift to online shopping, with a meaningfully sized retail center now expected at Centerra South rather than North.

Regional infrastructure improvements completed include US Highway 34/I-25 interchange, Centerra Parkway extension, Crossroads interchange roundabouts, and Boyd Lake Avenue, with Kendall Parkway partially completed.
Housing Demand
Metro District 3 at Centerra is described as almost entirely residential with development in early stages, subject to a 5-mill levy remitted to District 1.
