Design alternates for mixed-use tower at 310 South Dawson Street

Approved design alternates for a 20-story mixed-use tower with structured parking and a one-story retail building on a 0.282-acre, two-parcel downtown site zoned DX-20-CU. Approved relief: Dawson step-back of about 2 ft 7 in and Commerce Place step-back of about 8 ft against the required 12 ft; no parking-structure screening on the south (West Davie) facade; relief from cross-access to two adjacent parcels; and a custom Commerce Place street cross-section instead of the Avenue 2-Lane Undivided / Main Street streetscape standard. The transparency request was withdrawn. Each alternate was voted separately; the screening alternate had one opposing vote. The full application was then granted with no opposition. Developer: Turnbridge. Applicant attorney: Collier Marsh (Parker Poe). One commissioner recused because he works for McAdams, the applicant's consultant.

  • All other matters related to the subjects of the Commerce Place cross-section design alternates shall be made to the satisfaction of city staff
  • Applicant cannot further reduce the screening (increase the opacity) on the other three parking-structure facades beyond what was proposed in the current submittal
