South Burlington Zoning Meetings

The South Burlington Development Review Board (DRB) oversees subdivision, site plan, conditional use, and all other Board review applications. It is a seven-member volunteer board made up of South Burlington citizens appointed by the City Council, and it is staffed by the Department of Planning & Zoning.

The Development Review Board's meetings are open to the public and are typically held on the 1st and 3rd Tuesday of the month at 7:00 pm in the City Hall Auditorium at 180 Market Street.

Land use in the city is governed by the South Burlington Land Development Regulations (the city's zoning and subdivision regulations), together with the Official Map and the City Code of Ordinances. Long-range policy is set by the City Plan, which is adopted every eight years by the City Council; the current version is City Plan 2024.

The Planning Commission is charged with overseeing revisions to the Land Development Regulations (the zoning and subdivision regulations), undertaking planning studies, and updating the City Plan. The Commission develops and recommends changes, while final adoption authority for the Land Development Regulations and the City Plan rests with the City Council.

The Planning & Zoning Department administers zoning permits and related approvals such as signs, zoning certificates of compliance/zoning bylaw letters, peddler and chicken permits, and more. Many projects require a permit; for example, all sheds (regardless of size, base, or permanency) and all new decks (regardless of size) require a zoning permit.
