Modified EP waiver at 166 Beechwood Drive
Homeowner Peter Sportello requested a modified Environmental Protection waiver for Block 2318 Lot 20, a 10,925 sq ft lot in the R-15 zone. The maximum allowable disturbance (MAD) is 9,286 sq ft. The previously approved TADA was 13,149 sq ft; the new request is 14,937 sq ft. 30% slope disturbance is 1,837-1,843 sq ft, where 500 sq ft is allowed. The contractor built a single-tier wall of about 12 feet (per the EIC certification) instead of the approved two-tier wall. Excess disturbed areas will be restored. Approved on roll call with all yes votes.
- Relocate trees to base of wall outside geogrid zone and sewer easement
- Screening/landscaping (arborvitaes, evergreens) to satisfaction of Mr. Edge or return to board
- Restore disturbed areas to prior condition
- Provide fence detail for aluminum safety fence
- Verify wall height and grades and revise cross section and plans per engineering comments
- Updated zoning permit and building permit referencing final drawings
- Conform to 4-inch PVC drainage through wall
