A setback is the minimum distance that a building or structure must be from a property line, street, or other defined boundary. Setback requirements are established by the zoning code and vary by zoning district, building type, and which side of the property is being measured (front, side, or rear).
Types of Setbacks
- Front setback: Distance from the building to the front property line (or street right-of-way)
- Side setback: Distance from the building to the side property lines
- Rear setback: Distance from the building to the rear property line
- Corner lot setbacks: Properties on corners often have additional setback requirements for the street-facing side
