Request by Tom Dean of Sundance Woods to amend the preliminary plat and PUD of DCM Farms, affecting 40- and 45-foot lots in the northeast corner of the second edition (16.7 acres, 33/35 lots at 40 feet wide). No additional lots or structures proposed. Changes shift lot lines to create usable side-yard/patio space (3 ft/12 ft side setbacks instead of 7.5 ft each side), reduce deck setbacks to 7 ft, set 15-ft front/rear/corner setbacks on 40-ft lots and 20-ft corner setback on 45-ft lots, and allow 45-ft lots up to 72% garage frontage. Builder MI Homes to construct standard product. Recommended to City Council 4-1, with Commissioner Keith voting no citing insufficient additional public benefit.
