1836 Residences at 1836 Biscayne Boulevard

Recommendation of approval for a special certificate of appropriateness and waivers for a 42-story tower at 1836 Biscayne Boulevard. The project has 406 residential rental units, 14,803 sq ft of commercial space, about 747,000 sq ft total and 408 parking spaces, and it incorporates and restores a historic church. Waivers include a parking reduction from 692 to 480 spaces, a setback reduction above the podium along NE 2nd Court from 20 to 16, vehicular ingress on Biscayne Boulevard, loading berth changes and landscape in the first layer. The number of waivers was reduced from 16 to 9. The item proceeds to the Historic Preservation Board for final approval. The vote was 3-1, with Member Gallardo voting no because the podium restudy was not made a condition. The board also made a separate recommendation (not a condition) to add shade trees in addition to the palms along the streetscape.

  • Review the color palette and tonality of the podium for warmer, cohesive materiality
