Sarpy County Zoning Meetings

The Sarpy County Planning & Building Department administers zoning for land outside the limits and zoning jurisdiction of incorporated cities and villages. The department evaluates zoning changes, Special Use Permits, and Floodplain Development Permits and maintains the County's Comprehensive Plan and zoning and subdivision regulations. The Planning Commission reviews applications, the Board of Adjustment handles variances and appeals, and the County Board makes final decisions on zoning changes. Section 8 of the Sarpy County Zoning Regulations divides the unincorporated area into districts including AG (Agricultural Farming), AGD (Agricultural Development), AGR (Agricultural Residential), RE2 and RE1 (Residential Estate II and I), RS-100 and RS-72 (Single Family Residential), RD-50 (Two-Family Residential), RG-35 and RG-15 (General Residential), RMH (Mobile Home Residential), BG (General Business), BGH (Heavy General Business), IL (Light Industrial), and IGM (General Manufacturing).

The AG Agricultural Farming District provides for general agricultural purposes such as farming and the usual buildings and structures, with a minimum area of 20 acres, plus interim uses allowed under special or conditional permits. Other districts have different minimums, for example the AGR Agricultural Residential District requires a minimum lot area of 5 acres and the RE1 Residential Estate I District allows single-family homes on a minimum of 1 acre.

The Sarpy County Planning Commission generally meets at 7:00 P.M. on the third Tuesday of each month in the County Boardroom (Administration Building) located at 1210 Golden Gate Drive in Papillion.
