Approval of the final/major site plan for a 165-unit all-rental residential community on approximately 36.65 acres at 4540 North Kings Highway, about a quarter mile south of Indrio Road. Density reduced from the previously entitled 191 units (5.22 du/acre) to 165 units (~4.5-4.8 du/acre). Includes 80-foot right-of-way dedication along the southern boundary, ~16.87 acres common open space, two- to four-bedroom units, alley-loaded two-car garages, ~3.2 parking spaces per unit. Developed by Acre Development.

  • Lease shall contain acknowledgement of apartments' location in the airport overlay district
  • Lease shall prohibit parking on grass or outside designated spaces
  • Townhouse buildings limited to no more than four units, separated 15 feet wall-to-wall
  • Written confirmation from FP&L regarding sidewalk/stormwater encroachment in its easement prior to site development plan
  • FDOT authorization for emergency access to southern entrance drive prior to site development permit
  • Primary and secondary access drives permitted and completed prior to first CO
  • Right-of-way along southern property line dedicated prior to first CO
