Zoning Atlas Amendment and preliminary regulating plan for ~47-48 acre commercial portion of Bednar Farms, currently zoned PRW. Approximately 420,000 sq ft commercial including a national grocery store retailer and a convenience store/gas station with 20 fueling stations. Board approved with applicant's recommended conditions (in lieu of staff conditions), including 6-foot wall with 3-4 foot berm along northern property line, 25-foot south buffer with a 2-foot berm, deletion of the flowway design condition, retention of condition 1J (stamped concrete crosswalks). Unanimous vote.
