Zoning Map
The official map showing zoning classifications for every parcel within a municipality's jurisdiction.
A zoning map is the official document that shows the zoning classification assigned to every parcel of land within a municipality. It's a visual representation of the zoning ordinance, defining what can be built where across the jurisdiction.
What Zoning Maps Show
- Zoning district boundaries showing the geographic extent of each classification (R-1, C-2, I-1, etc.) - Overlay districts and additional regulatory layers applied to specific areas - Special districts including planned developments, historic districts, and other specially designated areas - Right-of-way and public land including roads, parks, and government-owned parcels

How Zoning Maps Change
Zoning maps are updated through the rezoning process. When a parcel is rezoned, the zoning map is officially amended to reflect the new classification. Comprehensive plan amendments may also lead to zoning map updates when the future land use designations are changed for an area.
How to Use Zoning Maps
The zoning map is the starting point for understanding what can be built on any parcel. By comparing the current zoning map with the comprehensive plan's future land use map, investors can identify parcels where the current zoning doesn't match the municipality's long-term vision - these are the most likely candidates for future rezoning. Most municipalities publish zoning maps online through GIS (Geographic Information Systems) portals, allowing users to search by address, view zoning classifications, and sometimes see pending zoning applications.
